WHAT TO EXPECT WHEN BUILDING YOUR HOME!

Building your dream home can be intimidating, but we aim to cut the stress from that with detailed communication, and regular updates.

We all know that weather can add slight delays to any of the best-laid plans, here is a step-by-step guide on what to expect with your build.

 Building Permit

  • Before we can proceed with the build, we need to make sure that our plans comply with local standards for land use, zoning, and construction. We take care of this entire process, beginning to end. 

Concrete Excavation

  • This is where we prepare the lot for the foundations. Breaking ground is always an exciting time, and we invite you to be on-site to move the first bit of earth before the excavator takes over!

Concrete Foundation

  • We process the forms, and the rebar is set to pour the concrete for the footings and walls. 

Concrete Flatwork

  • We dig out the flatwork and bring in 4” of gravel to be compacted. This will include the garage, sidewalks, patios, and most importantly the driveway, as it is subjected to the most weight. 

Framing

  • Framing is usually our client’s favorite part of the construction process, as their dream house begins to see the tangible form. We have long-standing relationships with our framing crews, which we believe to be a great advantage. If framers rushed their work, or are inadequately trained, the quality of the build will be adversely impacted. Doors will sag, floorboards will squeak, and drywall will not sit flat. Our crews understand the high importance we place on this phase, and we perform frequent quality checks to ensure the framers are completely following the plans and code. At this point in the phase, the house is ⅓ built!

Roofing

  • We build our home with trusses manufactured off-site. This helps us maximize efficiency during this stage. Once they are delivered to the site, our crane crew will come out and hoist them onto the walls. As we’re in Idaho, we only used trusses that are more than adequately designed to withstand high wind resistance and a heavy snow load. We then cover the roof with weather-proof felt paper, then extremely durable and high-quality shingles. As with everything we do, no corners are cut here. 

Plumbing

  • We now subcontract a plumbing team to install vent, sewer connections, and water lines for your home. Again, this is where our long-standing relationships with the best subcontractors in the area are an advantage. Once this work is completed, it will be inspected by the city to ensure everything is up to spec.

HVAC

  • The Heating, Ventilation & Air-Conditioning (HVAC) is installed by licensed specialists. Furnaces, airframe units, air conditioning compressors are installed, and air ducts and return air ducts are run throughout the house. As is the plumbing the HVAC will be inspected by the city to ensure complete compliance.

Electrical

  • Before installing installation, we route wiring for lights, switches, and outlets through holes drilled in the 2×4 and joists that make up the house frame. Then, code inspectors check all of the work for complete assurance in safety and quality. 

Insulation

  • We live in Idaho, and the quality of insulation is one of the most important aspects of our homes. Preventing the loss of heat or cool air in the variable Idaho seasons is imperative. Unlike other contractors who find ways to cut costs here, we invest in using only the highest quality materials. Dollars are spent here to ensure your energy bill is minimized through the lifetime of your house. Again, another inspection takes place after installation.

Sheetrock

  • This is the state where the inside of your abode begins to take shape. Drywall (or sheetrock) is a pre-manufactured material that is superior to plaster 
  • First, our crews cut drywall to shape, taking careful care to ensure the delicate process of cutting windows, doors, and outlets to size. , We secure this to the house every 12-18 inches, then mudd the seams and screws, which means running joint compound (a putty-like substance) over the screwheads and between the seams for a high-quality finish. Then, we wait a few days for everything to set, and begin the final smooth sanding process.

Exterior

  • This is a huge stage in the formulation of your new luxury home. The stucco, siding, and rock you have selected are installed. 

First Trim

  • In this state, we hang the doors and install trim materials such as the base mold, window stool, apron, window casing, stair railing parts, and others. 

Painting

  • Ceilings and walls get painted here, beginning with a base-coat down over the finished drywall. Our crews take careful note to not cause splattered paint, securing drop cloths over the cabinets, tubs, and showers. Depending on the size of your build, this should take an entire day. Once the base coat dries, the crew returns to fill and smooth all of the blemishes on the surface of the wall with a joint compound. Then, everything is ready for a coat of the final paint colors to the walls and the trim!

Flooring

  • Here we begin to install the flooring you have picked out for your home. The time to completion is variable here, as it is dependant on the type of material selected. We will ensure this is communicated to you early in the process.

Cabinets and Countertops

  • In this stage, the cabinets begin to be mounted to the studs in the walls. We source cabinets from premier suppliers, and the difference is easily evident. After the cabinets are installed the countertop installation begins. We usually specialize in the highest quality of granite, and the installation timeframe can vary.

Tile

  • Mortar is applied to the tile and walls. Once that has been set, grouting needs to be done on all of the seams. The seams are sealed, the tile is cleaned and finished. 

Mirrors and Appliances

  • Mirrors are hung, appliances are installed, and utilities are turned on. The house is nearly ready for the final walkthrough! 

Cleaning

  • We hire cleaners to undertake a deep clean of your house and garage. We want it to look perfect for your move-in date!

Landscaping

  • An extremely exciting stage for our clients! Final grading takes place, topsoil is put down, and we lay a high-quality sod that is specialized to endure the Idaho summer’s scorching rays, snowload in winter, and your pets.
